Key concepts

Acoustic insulation vs soundproofing: what is the difference?

These two terms are often used as synonyms but describe technically distinct concepts. Acoustic insulation measures how much airborne or impact sound a construction element (wall, ceiling, slab) blocks between two rooms, expressed in Rw or DnT,A decibels under UNE-EN ISO 717-1. It is what every drywall system we build targets: double-board partitions (Rw 50–55 dB), ceilings with anti-vibration suspension (+8–15 dB impact) and wall linings with 40–80 mm Isover or Rockwool mineral wool.

"Airborne sound insulation between protected rooms (homes) and any other room in the building shall not be less than 50 dBA"

— CTE-HR, Table 2.1, Airborne sound insulation values

By contrast, soundproofing, in the strict sense, means making a space effectively impermeable to outgoing sound — Rw above 60 dB. Typical of recording studios, engine test rigs or translation booths, it requires box-in-box systems with full-room flotation on Sylomer or Regupol mounts, and costs from €150 to €300/m² installed.

For 95% of projects in Menorca — flats with noisy neighbours in Maó, hotels next to Cova d’en Xoroi or Cales Fonts, holiday apartments in Son Bou or Arenal d’en Castell, offices adjoining workshops in the Maó industrial area — drywall acoustic insulation hits Rw 40–55 dB, clears the CTE-HR DB-HR minimums (50 dB between dwellings, 50 dB between hotel rooms) and costs 5–10× less than a full box-in-box system.

Problem analysis

Types of noise: airborne vs impact

Airborne noise

Travels through air and excites walls, ceilings and floors into vibrating. Typical sources: voices (55–75 dB), TV and music systems (70–95 dB), live music from bars (90–105 dB) and nightlife traffic.

In Menorca, airborne noise peaks in tourist-driven zones (Cova d’en Xoroi and Cala en Porter in Alaior, Cales Fonts in Es Castell, Son Bou and Arenal d’en Castell), in the historic centres of Maó and Ciutadella (bars, restaurants, live music) and in multi-family blocks with shift-working neighbours. A decoupled drywall partition with four BA13 boards, 60–80 mm Rockwool and a resilient perimeter band reaches Rw 50–55 dB — the most cost-efficient solution for airborne sources.

Solution: decoupled partitions + double board

Impact noise

Generated when an object hits or walks on the slab, transmitting vibration directly through the building structure. Typical sources: footsteps (up to L'nT,w 70 dB in old floors), falling objects, chairs dragged on tile floors, washing machines and heat pumps.

Impact noise is the hardest to fight because it runs through the concrete slab itself. The effective solutions are a floating floor in the source flat (−15 to −25 dB impact) or a false ceiling with anti-vibration hangers (Isomax, Vibrafix) in the receiving flat (+8–15 dB). In rented flats in Maó, Ciutadella or Alaior, only the receiving side is available, which makes the anti-vibration suspended ceiling the standard retrofit.

Solution: false ceiling with anti-vibration suspension

Common sources of noise in Menorca

Menorca has a noise profile driven by tourism. Cova d’en Xoroi (Cala en Porter), Cales Fonts in Es Castell, the Fornells gastronomy hub, Son Bou, Arenal d’en Castell, Cala Galdana and the historic centre of Ciutadella record night-time sound levels of 75–95 dBA during the May-to-October high season, well above the 45 dBA nighttime limit in the Balearic noise ordinance. Hotels and holiday apartments in these areas are our main acoustic clients, both to shield guests from outside noise (Rw ≥ 50 dB on facades) and to insulate adjoining rooms. Acoustic refurbishment works concentrate from October to March, outside the tourist season.

Decoupled partitions for airborne noise between spaces

The most effective system for reducing airborne noise between rooms, dwellings or adjoining premises on the horizontal. A drywall partition is built mechanically decoupled from the structure by resilient bands along floor, ceiling and side walls. The 70–100 mm air cavity is filled with high-density mineral wool (≥ 40 kg/m³, Isover Arena or Rockwool Confortpan), and two boards of different thickness (BA13 + BA15) are fitted on each face to break mass coincidence. Certified Rw 50–55 dB, 3–8 dB above the CTE-HR minimum (50 dB between dwellings, 50 dB between hotel rooms).

Suspended false ceilings with anti-vibration system

For impact noise from the floor above (footsteps, drops, dragged furniture) and for airborne noise travelling through the slab. Uses anti-vibration hangers (Isomax, Vibrafix or Placo Stil F 530) that mechanically decouple the new ceiling from the original slab, blocking structure-borne transmission. With 60 mm Rockwool in the air cavity and a double BA15 board, the system cuts impact noise by 8–15 dB (L'nT,w) and airborne noise by 10–18 dB versus the bare slab. Standard spec in hotel and holiday-apartment refurbishments across Menorca.

Floating floors for impact noise

The most effective solution for impact noise, at the cost of 4–8 cm of headroom. A 20–40 mm layer of damping material — compact Rockwool Floorrock, high-density expanded polyethylene or specialised Regupol or Sylomer sheet — is laid on top of the original slab, then a reinforced cement screed and the finished floor are built on top. Because the screed “floats” on the damping layer, impacts do not reach the slab: L'nT,w drops by 15–25 dB. Usually combined with an anti-vibration false ceiling in the flat below for the best results.

Legal framework

CTE-HR regulation: what does the law require?

The Spanish Building Code, in its Basic Document on Noise Protection (CTE DB-HR, Royal Decree 1371/2007 and later amendments), fixes the minimum acoustic insulation that every new-build and major refurbishment in Spain must meet, including all of Menorca and the Balearic Islands.

The key CTE-HR values that most affect refurbishment projects in Menorca are:

  • Walls between dwellings: DnT,A ≥ 50 dBA (airborne noise)
  • Walls between dwellings and common areas: DnT,A ≥ 50 dBA
  • Impact noise between floors: L'nT,w ≤ 65 dB
  • Walls between hotel rooms: DnT,A ≥ 50 dBA
  • Commercial premises below dwellings: DnT,A ≥ 55 dBA

Our drywall systems with double BA13/BA15 board and 45–80 mm mineral wool are certified under UNE-EN ISO 10140 to meet or exceed these values in the common configurations. For projects where CTE-HR is mandatory (new-build, premises legalisation, change of use) we supply the technical documentation of the installed system — ficha técnica from Placo, Knauf or Isover plus installation records, validated by the Colegio de Aparejadores de Baleares when required.

Materials

Insulating materials we use

Mineral wool (glass wool)

Reference material for acoustic insulation in drywall systems (Isover Arena, Ursa Terra). High sound absorption across 125–4000 Hz, density of 26–70 kg/m³ depending on the application. Also delivers a thermal lambda of 0.032–0.040 W/m·K, improving the U-value of the wall or ceiling at the same time.

Multi-frequency absorptionNon-combustibleHigh density available

Rockwool

Denser than glass wool (Rockwool Confortpan, Alpharock), which makes it more efficient at low frequencies (bass from music systems, machinery, heat pumps). Density of 45–100 kg/m³, melting point above 1,000 °C. Reaction-to-fire class A1 under EN 13501-1.

Optimal at low frequenciesA1 fire behaviourHigh density

Resilient bands and profiles

EPDM rubber or expanded polyethylene elements (Placo Placotherm, Knauf Acustik, Isolgomma Flex) that mechanically decouple the partition or ceiling frame from the slab. They are the critical piece that breaks the structural acoustic bridge between the drywall system and the existing building, adding 3–8 dB of effective Rw.

A partition with double board and high-density mineral wool can reduce 45-55 dB of airborne noise depending on the chosen solution. The CTE-DB-HR code requires a minimum of 50 dBA for walls between dwellings. Our high-end systems with a double frame and 70 mm rock wool exceed 60 dB of reduction.

For impact noise (footsteps, dragging) the most effective solution is a floating floor with a perimeter band installed in the flat above. If only the lower flat can be worked on, we install a decoupled false ceiling with anti-vibration hangers (Isomax or acoustic hanger type) that reduces 8-15 dB of noise transmitted through the slab. Combining both interventions is the most effective approach.

It depends on the floor area and the insulation level. A basic solution to reduce voice noise costs €1,500-3,000 for a 15 m² room. Professional bedroom soundproofing (4 walls + ceiling + floating floor) is around €4,000-7,000. Recording studios or music rooms can exceed €10,000.

Rock wool (mineral wool) is superior as acoustic insulation because it has higher density and absorbs low frequencies better. Polyurethane or melamine foam is useful for interior acoustic treatment (reverberation) but not for insulating noise between rooms. In our installations we use high-density rock wool (40-80 kg/m³) as standard.

For a 15-20 m² room, full soundproofing (4 walls, ceiling and floating floor) takes 4-7 working days. Walls and ceiling only: 3-4 working days. The time includes stripping out if needed, framing installation, insulation, boards, joint treatment and cleaning.

Yes, especially if the windows are already double-glazed. An acoustic facade lining with double board, 50 mm rock wool and a decoupling perimeter band can add 10-15 dB of insulation compared to an untreated facade. It is a highly sought-after solution in homes next to Menorca's main roads (Me-1 Maó-Ciutadella, Me-7 to Fornells, Me-20 towards Sant Lluís) or near the airport.

An acoustic wall lining is a drywall partition installed in front of an existing wall, leaving an air cavity filled with absorbent material (40-60 mm mineral wool). It includes neoprene or EPDM rubber perimeter bands to decouple the new frame from the original wall, avoiding the structural acoustic bridge. It is the most effective technique to improve the insulation of existing walls without wet trades.

Basic Document HR (Noise Protection) of the Spanish Building Code (CTE) sets the minimum acoustic insulation levels between rooms. For walls between dwellings it requires 50 dBA; for facades it depends on outdoor noise (from 30 to 42 dBA). The Balearic Islands apply the national CTE directly.

Yes, and in many cases it is required by municipal regulations. In Menorca, nightlife venues must meet sound emission limits towards neighbouring homes. We install high-performance acoustic partitions (EI + Rw 60+ dB), floating floors and suspended ceilings. We also handle acoustic measurements before and after installation to certify compliance.

Acoustic insulation prevents noise from passing from one room to another (walls, ceilings, floors). Acoustic conditioning improves sound quality within a single room (absorbent panels, acoustic ceilings). They are complementary: first you insulate (to stop noise entering/leaving) and then you condition (to improve the interior sound).
