Soundproofing a Flat in Menorca 2026: Prices and Examples — Prices and Quotes, Pladur Menorca

In 2025 we delivered 254 projects with acoustic treatment — 1 in every 2 jobs we do includes soundproofing. The real Rw we reach on standard systems is 50-55 dB (CTE-HR requires 47 dB). This guide reflects real prices and real outcomes, not datasheet promises.

Soundproofing a flat in Menorca costs €1,200-7,700 installed, depending on treated area and acoustic system. Prices per m² range from €58/m² (decoupled wall lining with 60 mm wool) to €95/m² (double-frame system with viscoelastic membrane). All values in this guide are real figures from projects delivered in 2024-2026 in Menorca and align with our official price table.

The answer depends on noise type (airborne or impact), area to treat, improvement level required (12-22 dB) and building accessibility. For legal requirements, see the CTE DB-HR regulations in the Balearic Islands. If you live in an old flat, also review the acoustic insulation in old Maó buildings guide.

What does it cost to soundproof walls, ceilings and floors in Menorca?

Wall soundproofing (acoustic wall linings)

An acoustic wall lining is the solution against airborne noise transmitted through the party wall: voices, TV, music. It is the most requested soundproofing intervention in Menorca.

Basic wall lining (single board + standard mineral wool):

  • 48 mm frame, 40 mm mineral wool (30-40 kg/m³), single 15 mm Placo Phonique board or equivalent.
  • Acoustic improvement: 8-12 dB (ΔR'A).
  • Installed price: €45-55/m².
  • Suitable for: minor improvements, moderate neighbour noise.

Upgraded decoupled wall lining (double board + high-density wool):

  • 70 mm frame with anti-vibration bands, Rockwool or Isover 60 mm mineral wool (60 kg/m³), double 12.5 mm board.
  • Acoustic improvement: 12-17 dB (ΔR'A).
  • Installed price: €58-72/m².
  • Suitable for: most residential situations with direct neighbour noise.

Maximum-performance wall lining (double frame + viscoelastic):

  • Independent double frame, 80 mm mineral wool (70 kg/m³), double board with Tecsound or Knauf Silentboard viscoelastic membrane.
  • Acoustic improvement: 17-22 dB (ΔR'A).
  • Installed price: €78-95/m².
  • Suitable for: flats above premises with music, nightclubs, extreme noise.

Ceiling soundproofing (acoustic false ceilings)

An acoustic false ceiling cuts both airborne noise from the neighbour above (voices, music) and impact noise (footsteps, furniture dragging, objects dropping).

False ceiling with rigid suspension:

  • Standard framing, 60 mm mineral wool, 15 mm board.
  • Improvement: 8-12 dB airborne, 5-8 dB impact.
  • Installed price: €35-45/m².

False ceiling with anti-vibration suspension (recommended):

  • Silent blocks or elastic dampers, 80 mm mineral wool (60 kg/m³), double 12.5 mm board.
  • Improvement: 14-18 dB airborne, 14-20 dB impact.
  • Installed price: €48-62/m².

High-performance false ceiling:

  • Premium anti-vibration suspension, 100 mm mineral wool, double board with viscoelastic membrane.
  • Improvement: 18-22 dB airborne, 18-24 dB impact.
  • Installed price: €65-85/m².
  • Suitable for: recording studios, home cinemas, extreme situations.

See the drywall false ceilings in Menorca catalogue for complete systems.

Floor soundproofing (floating floor)

A floating floor is the most effective solution against impact noise when it is possible to work on the source flat.

Floating floor with polyethylene membrane: 5 mm cross-linked membrane + 4-5 cm self-levelling mortar. Impact improvement: 15-20 dB. Price: €25-35/m².

Floating floor with compressed mineral wool: 20-30 mm high-density panel + 5 cm self-levelling mortar. Impact improvement: 22-28 dB. Price: €35-48/m².

Multi-layer floating floor: viscoelastic membrane + resilient panel + self-levelling mortar. Impact improvement: 28-35 dB. Price: €45-60/m².

Prices exclude final finish (timber, tiles).

Factors That Affect the Price in Menorca

Island logistics

Materials (Placo/Knauf boards, profiles, Isover/Rockwool wool) are manufactured on the mainland and arrive by sea. Freight, port handling and local distribution add 12-18% to material cost over the mainland price.

Total area to treat

From 40-50 m² of treated area, fixed costs (travel, preparation, sealing) are amortised and the per-m² price drops to the lower end of the range. Under 15-20 m², the per-m² price rises 15-25% due to the fixed-cost share.

Building accessibility

In buildings without lift, with narrow staircases or in pedestrian streets of Maó's Historic Centre, material haulage adds 8-15% to the quote. Boards are 2.60 m long and must be carried by hand when there is no lift.

Required finish level

The base price delivers the installation with treated joints and primer ready to paint. Relocating electrical fittings, integrating recessed lighting, adding inspection hatches or matching existing mouldings add 10-20%.

Time of year

Demand peaks between February-May and September-November: timescales stretch and prices rise 5-10%. June-August and January have lowest demand and offer better terms.

Comparison: Drywall vs Other Soundproofing Solutions

Adhesive acoustic panels

Foam, polyester or mineral-wool panels glued directly to the wall. Cost: €8-15/m². Improvement: 2-5 dB. They reduce reverberation within the room but do not block neighbour noise. Not a real soundproofing solution.

Cavity-injected insulation

Polyurethane foam, cellulose or blown wool injected into the cavity. Cost: €20-35/m². Improvement: 4-8 dB. Only viable if the cavity is real and continuous, and does not decouple the structure, so performance is limited.

Decoupled drywall wall lining

Recommended system. Cost: €58-85/m² installed. Improvement: 12-17 dB. Best cost-performance-practicality ratio. Installable on any wall regardless of composition.

Double brick partition

Second brick leaf with cavity. Cost: €55-75/m². Improvement: 10-15 dB. Weighs 100-150 kg/m² against 25-40 kg/m² for drywall, requires drying times and performs worse if leaves are not decoupled. On old slabs, extra weight can become a structural issue.

Full "acoustic box" system

For extreme situations (flat above a nightclub, recording studio): decoupled lining on every wall + anti-vibration false ceiling + floating floor. Cost for a 15 m² room: €6,000-10,000. Improvement: 25-35 dB.

How to Cut the Cost Without Losing Effectiveness

Prioritise the surfaces that transmit the most noise

Spending €1,500 on the right wall is more effective than spending €5,000 across the whole home without a technical criterion. Identify the main source (party wall, upper slab, blind boxes) and tackle it first.

Choose the right system for each surface

The party wall with a noisy neighbour may need a decoupled lining (€58/m²). The wall facing the communal corridor can be solved with a basic lining (€45/m²). Matching the system to each surface optimises the investment by 20-30%.

Group the works

Soundproofing several rooms in one go reduces fixed costs and cuts the per-m² price by 8-15% from 30-40 m².

Avoid demand peaks

February-May and September-November are Menorca's peaks. Scheduling for June-August or January lets you negotiate better terms.

Get several itemised quotes

Not to pick the cheapest blindly, but to understand what system and material each one includes. The difference is usually in wool density (60 kg/m³ vs 30 kg/m³), the presence of anti-vibration bands and perimeter acoustic sealing.

What Soundproofing Quotes Do Not Include

  • Final decorative paint: €4-8/m² separate. Drywall is delivered with primer ready to paint.
  • New electrical works: new sockets, switches or light points are quoted separately.
  • Plumbing: adapting walls with pipes is additional.
  • Licences and permits: in most Menorca municipalities, wall linings and false ceilings are minor works without a licence, although some require a prior notice (€50-100 fee).
  • VAT: the 10% reduced rate applies to renovations in homes older than 2 years; the 21% general rate applies to new-build or commercial premises.

What we see on our projects

Of the 254 acoustic projects we delivered in 2025, the most frequent problem reaching quote stage is the party wall with the neighbour (voices, TV, music): by far the majority of cases. Second most common is the slab with impact noise from the upstairs neighbour (footsteps, furniture dragging), and third is airborne street noise through the façade, especially on Maó and Ciutadella streets with night-time activity. These three scenarios cover the vast majority of enquiries we receive.

The three errors we most often find when reviewing work done by others — and then have to fix — are always the same. First, the acoustic bridge through the blind box: a flawless wall lining is worthless if the blind box stays connected to the outside or to the neighbour's cavity. Second, sockets and mechanisms without an acoustic back-box: one badly sealed socket can strip 5-8 dB from the entire system. And third, slabs without a perimeter decoupling band, with the false-ceiling frame bearing directly on the wall — impact noise flanks in and the datasheet figure evaporates.

In approximate dB terms, each component of our standard system contributes very clearly: going from single to double board adds around 3-5 dB, 48-60 mm high-density mineral wool adds 8-12 dB over an empty cavity, and perimeter decoupling bands with acoustic sealant can account for another 5-8 dB measured on the finished job. That is why removing bands to save material is the single decision that most often destroys the final result.
